Building the Foundation: BCL Unlocks the Next Level for Felder Homes

BCL of Texas is more than just a lender; we are a dedicated partner committed to strengthening communities by investing in visionary entrepreneurs. Today, we share the success story of Marguerite Felder, owner of Felder Homes LLC, a firm we proudly supported with a strategic line of credit for land acquisition. Her company is not just building houses—it’s building equity and opportunity in underserved communities across Dallas-Fort Worth.

Since its founding in 2020, Felder Homes, a woman and minority-owned company, has focused its mission on expanding homeownership in areas often overlooked by large developers. “Our background has historically been serving in the underserved communities of the Dallas, Fort Worth area,” Marguerite shared. “Which is just a mission of ours to help expand homeownership to some of our residents with lower incomes.”

To date, Felder Homes has completed about 11 new construction homes, specializing in high-quality, energy-efficient building. However, like many growing developers, their biggest hurdle was securing the capital needed for their core asset: land. “Before partnering with BCL, I would say the single biggest challenge… was using a large amount of our own company capital to secure land,” Marguerite explained. Relying on operating funds to purchase every lot strained their cash flow, making it difficult to scale and seize time-sensitive opportunities.

In the current market, where inventory is low and competition is fierce, the ability to move quickly is essential. This is where the BCL of Texas partnership became transformative. We provided Felder Homes with a revolving line of credit, specifically designed for land acquisition.

Marguerite highlighted how this structure provided a critical advantage over traditional financing: “The line of credit gave us the ability to acquire the land whenever it became available versus waiting the lengthy approval process each time that a traditional bank kind of puts us through… That revolving structure aligned perfectly with how we operate. So it allowed us to move in on deals quickly.” With the line of credit, Felder Homes can draw down funds to purchase a lot, begin construction, and then pay down the draw as the project moves forward, creating a sustainable cycle of development.

The impact of this partnership is clearly visible in the communities Felder Homes serves, particularly in the Southern Dallas area, which has historically lacked new housing investment. Marguerite is focused on delivering homes that meet both modern standards and community needs: “Our focus is on first-time home buyers, working families, and residents within those communities that… want a modern but also attainable housing option.” The company takes pride in designing homes that are beautiful, structurally sound, and built to uplift the neighborhood for the long term.

This expansion has also provided tangible economic benefits. “As we’ve taken on more projects, we’ve been able to provide consistent work to our subcontractors and bring on additional trades,” Marguerite noted. “Having a reliable pipeline of projects not only supports small contracting businesses but also keeps those jobs circulating within our communities.”

When discussing the experience, Marguerite emphasized that the BCL process was relational, not just transactional. “BCL took the time to understand my business, my track record, and the communities that I serve. Traditional banks have often relied strictly on their formulas, but BCL looked at the full picture… I always felt they were rooting for my business to succeed,” she said. “They understood the mission behind our work building in communities that large developers often overlooked, and they saw our growth directly translated into community impact and they tailored financing to help us compete and expand in that market.”

Ultimately, Marguerite believes BCL of Texas offers a unique pathway for other developers facing financial barriers: “I would tell them that BCL is a partner that understands the real challenges developers face, not just the numbers on the paper… They helped us unlock the next level of our business, and they can do the same for others trying to expand but limited by traditional financial barriers.”
